As an agent (and as a homeowner), I often wonder why sellers list with an agent that does not have the capability and know-how to advertise properly, or an agent who simply does not pay for the advertising that is absolutely critical to selling a home. In today’s real estate world, anyone can throw a sign up in your front yard. So why list your property with an agent whose marketing plan is outdated and inadequate? Many of my clients have re-listed their property with me after starting out with other agents. Each of them had been enticed by a lower commission rate, not realizing that the decrease in commission also decreases the advertising for the property. Print advertisements should run in all the local real estate magazines that consistently have high circulation. Your property should be included in email distribution to other real estate agents as well as your agents’ buyer contacts. Weekly or monthly mailers should be sent to prospective buyers. The more ways that your property is advertised, the larger your pool of potential buyers becomes.
