Home Sales Projections for 2008

Posted by admin in Untagged

According to the most recent projections by the National Association of Realtors© existing home sales are expected to improve in 2008. These projections are based on the consistent increase in pending home sales over the last two months. Pending home sales have increased in the West and Northeast. The Northeast showing positive signs is very significant because it was the first region to slump and it is a major feeder market for us here the Myrtle Beach, South Carolina area.

Existing home sales are going to total around 5.67 million for 2007, which will be the fifth highest on record. This number is expected to rise slightly to 5.7 million in 2008. Along with this projected upswing in existing home sales, there is also expected to be slight rise in median home prices in 2008.

With the high number of seniors relocating to the Grand Strand, the demand for senior living communities is growing quickly. Seniors age 65 and up will make up 36 percent of the Grand Strand’s population by the year 2025. Until recently, options for this type of community were very limited in the Myrtle Beach, South Carolina area.

Brightwater is the newest senior living community. It is a 58 acre development located in Carolina Forest. Located just off International Drive and River Oaks Drive, Brightwater is very convenient to everything Myrtle Beach has to offer including the beach, golf, shopping, dining, and more.

Brightwater will offer 110 independent living single family homes, 48 assisted living homes, 24 nursing beds, and 24 Alzheimer’s units. Homes will range from $273,000 to $475,000 and apartments will range from $132,000 to $325,000. Amenities will include meals in the clubhouse, activities for residents, housekeeping, and a 24-hour emergency response. Fed Cuts Rates Again

Posted by admin in Untagged

Fed Cuts RatesThe Fed announced its second consecutive rate decrease Wednesday, October 31, 2007. The Fed Funds Rate was cut another 0.25%, lowering it to 4.5%. This was done in an effort to stimulate economic activity and make it cheaper for consumers and businesses to borrow money.

Fed policymakers explained their actions stating that “the upside risks to inflation roughly balance the downside risks to growth.” By saying this, the Fed is most likely signaling that further rate cuts will not be necessary.

With housing prices lower than they have been in years and rates in all probability at their lowest, the market seems to be at or near the bottom. Therefore, now is the time to act! With the right REALTOR® by your side, you can have incredible negotiating power in a buyers' market!

Posted by admin in Untagged

LORIS BOG OFF: October 19th and 20th

An annual event, the Loris Bog-Off celebrates a dish long loved by southerners, and long revered as a huge part Horry County culture. Chicken Bog is a rice dish, similar to a casserole. The variations in preparation begin with the choice of adding sausage or bacon. Regardless of how the recipe is altered, Chicken Bog is a celebrated dish deserving of it’s own festival! The City of Loris holds this festival each year, and promise a fun filled weekend beginning with a parade on Friday, followed by live music, games, and of course, several stands offering plates of Chicken Bog on Saturday.

Inlet Square Mall in Murrells Inlet, South Carolina is enjoying a long overdue redevelopment! The Mall, strategically located where Business 17 and Bypass 17 merge, is undergoing renovations including an outdoor courtyard, updates to the floors, ceilings, lighting, seating areas, a complete overhaul of the food court, new parking lots, entrances, and more. Additional lease space will be available, to the tune of over 100,000 square feet, housing two additional large anchor stores, as well as smaller shops. F+F Development acquired the property at the end of 2006 and are expecting the project to be complete in time for 2007 holiday shopping!

The redevelopment will rejuvenate this area, aiding local residents by providing a more convenient shopping mall than Coastal Grand Mall, as well as offering yet another shopping destination for the area’s many tourists. All of the local businesses in the vicinity of the Inlet Square Mall will benefit from the increased traffic to the neighborhood. The area around the redeveloped mall will begin to see an influx of new commercial developments of all kinds, including banks, restaurants, and retail stores.

I have a commercial lot available, conveniently located directly across the street from the Inlet Square Mall on Highway 17 Bypass next to First Federal Bank and Home Depot. With 294 feet of road frontage, totaling 5.88 acres with a little over 2 acres of buildable area, this lot is ideal for many commercial opportunities.
